BUYING A HOME

When you decide to purchase a home in Aspen Park you will need to fill out an application and submit it to our office. You will also be asked to authorize a credit check. If you are purchasing a home through a realtor or homeowner be sure you perform the above tasks before completing the transaction. If you elect to put a new home in the park you are only allowed to install a double wide or triple wide home. We are an all age park but most of the residents are seniors. GUESTS

If you would like guests to stay in your home for an extended period of time there are some restrictions. We do not allow subleasing and the homeowners must be the primary residents. A guest may stay for less than thirty consecutive days and no more than sixty days in a calendar year. The resident must register all guests with the Park management within forty-eight hours of their arrival, Sunday and holidays excluded. PETS

Pets are permitted within the Park upon obtaining written approval of management. You are restricted to two pets per household. All cats shall be neutered. In the event an approved pet violates any of the rules and regulations or otherwise constitutes an annoyance to other residents; residents shall remove the pet from the Park. Those pets permitted are as follows: dogs, cats, small birds, such as parakeets and canaries, fish. Strange and exotic pets such as snakes and alligators are not permitted. Farm animals are not permitted. 


MAINTENANCE

You will be required to keep your home in good condition and repair and suitable for occupancy. The following are required: composition pitched roofs, pre-painted hardboard exterior or masonized wood skirting, complete wood skirting, wood exterior trim, wood eaves and/or overhangs required, all utilities will be underground, all color schemes to be approved by Aspen Park, Douglas County approved (engineered) tie downs, decks must be constructed of wood or wood-like material. Sheds must be free standing and constructed of wood with a maximum size of 8’ x 10’ located within set backs. For a complete list of rules and regulation please contact our office.


POLICIES

Your mobile home may not be utilized for any business, commercial or other purposes without first obtaining written consent of the Park. All uses must be in accordance with existing local, state and federal laws. Speed limits are strictly enforced. Skateboarding is not allowed in the park. No equipment or debris will be stored outside and must be in the home or in storage sheds. All signs must comply with N.R.S. 118B, i.e. “For Sale” or “Campaign Signs”. Children may not play on park streets (i.e. football, soccer, hockey, etc.). Satellite dishes allowed up to 18”. For a complete list of rules and regulation please contact our office.


SALE / ASSIGNMENT

When you decide to sell your manufactured home, you need to notify the park in writing of your intention to sell and to provide the identity of the prospective purchaser. The prospective purchaser must fill out an application and qualify for tenancy in the park in the same manner as any other person entering into occupancy of the manufactured home. In the event the manager of the park determines that a mobile home is in a rundown condition or disrepair, the park may require that the manufactured home be removed from the Park. A resident selling their home may display a sign advertising the sale, provided sign is neat in appearance and does not exceed 18 inches by 24 inches.

Aspen Park Beginnings

The original Aspen Park development started back in the early 1980s. You can see a historical aerial view of the park where the first forty nine homes were built in the image on the left. The park expansion started in the late 1980s which brought the number of homes to one hundred and eighty nine. The first clubhouse, which is a historic home of one of the founding families of Gardnerville, was moved to its current location during the park expansion. The second clubhouse was built in 2007 along with other amenities. You can see from the image on the right how our Aspen Park neighborhood has grown and improved from its humble beginnings to become one of the premier manufactured home communities in all of northern Nevada.
